Christie Resorts Reservation Terms

Payments and Deposits by guest or guest's agent constitutes acceptance and confirmation by the guest and guest's agent of the deposit and cancellation and use policies, restrictions, and additional information given in this Rental Agreement. If a credit card is used by guest or guest's agent for advance deposits or payments, guests and guest's agent hereby agree to have the advance deposits and payments listed in the guest's confirmation charged to the credit card, and further agree that said amounts shall be subject to the deposit and cancellation policies given in this Rental Agreement. Any changes in the deposit and cancellation and use policies are effective only if executed in writing by Christie Resorts, Inc. The Accidental Damage Insurance of $45.00 is a non-refundable fee that covers the Guest up to $1500.00 in the event of unforeseen damage to the property. This insurance does not cover pet damage for non-pet units or excessive linen or cleaning charges. Guest is responsible for payment of all nights confirmed, regardless of guest's late arrival or early departure date. Guest further agrees that there are no warranties or guarantees on ski conditions and number of runs open, weather condition, snow cover on the ski-in or ski-out access to the buildings. Cancellations by guest or guest's agent must have a cancellation notice from Christie Resorts, Inc. to be valid. If, due to the sale of a unit or natural circumstances beyond its control, Christie Resorts is unable to provide accommodations as provided on this confirmation, Christie Resorts shall at its best efforts try to accommodate the reservation in a different unit or another property of similar quality. However, if Christie Resorts is unable to secure accommodations to fulfill its obligations for this reservation, Christie Resorts shall not be held liable, and agrees to refund all monies prepaid if guest or guest's agent decides to cancel.
Cancellation Policy: If Tenant cancels his/her reservation at least forty-five (45) days prior to the scheduled day of arrival, Owner’s Agent will retain a cancellation fee of $200.00. If Tenant cancels his/her reservation 45 days or less Owner’s Agent will retain full rental amount paid. Owner’s Agent strongly recommends that Tenant(s) purchase Travel Insurance in the event that unforeseen circumstances occur, Please contact Christie Resorts to purchase policy.
Payments Received: Advance deposits or rental payments shall remain the property of and for the use of Christie Resorts, Inc. subject to the cancellations policies above; and any interest income or profit from advance deposits or rental payments belong solely to Christie Resorts.
Waiver: Owner’s Agent nor Owner shall be liable for damages, including, but not limited to, bodily injury (including death) to Tenant or to any persons occupying or visiting Unit during the term of this rental agreement, arising out of the use and occupancy of the Unit. Neither Owner’s Agent nor Owner shall be liable for any damage to the property of Tenant or of any persons occupying or visiting Unit during the term of this rental agreement, arising out of the use and occupancy of the Unit. Tenant agrees to indemnify and hold Owner’s Agent and Owner harmless from any and all claims of liability for any injury (including death) or damage to any person or property whatsoever arising out of the use and occupancy of the Unit.
Occupancy / Age Limits: The unit reserved under this confirmation is limited to the maximum # of people indicated and only to adults and families. Individuals 21 years of age or younger must be accompanied by their parents or legal guardians. If the number of adults and children exceeds the maximum occupancy allowed in this unit or the age limit above is disregarded it shall be cause for immediate termination of this occupancy without refund.
Pet Policy: Pets are not allowed inside units or on the property unless it is designated as a pet friendly property. If pets are inside units, or on the property of non-designated units, it shall be cause for immediate termination of the Rental Agreement without refund. For pet friendly properties only 1 dog is permitted per reservation unless an exception is made and approved in writing at time of reservation. All owners are expected to pick up after their pets responsibly after them. Any areas in need of cleaning due to the above circumstances not being handled will be grounds for additional cleaning charges charged to the renter.
No Smoking: All properties are smoke free, including all public and private areas. This includes the interior of each Home and Condo, all decks, patios, hallways, entryways, garages, and pool and hot tub areas. If Owner's Agent determines that Tenant or anyone occupying or visiting the Unit smoked inside of the Unit or anywhere on the property during the term of this rental agreement, Tenant agrees that his/her security deposit as described in paragraph 8 below shall be subject to forfeiture or will automatically terminate this Rental Agreement with no refund.
Security Agent: In the event Tenant is locked out of the property or is in need of other emergency services or maintenance issued related to the Unit, Tenant should contact Christie Resorts at 970-846-9432 or 970-846-0743.
Check-in, Check-out Time: Check-in time: 4:00 pm / Check-out time is at 10:00 am for all properties. Guests arriving at property before 4:00pm or remaining past 10:00am check-out time, without prior approval, will be charged another full day stay.
Garage: If applicable, all garage doors to properties must be closed at all times when not in use, to avoid pipes freezing. If garage door is left open and pipes freeze or other maintenance issues occur due to negligence, tenant is responsible for any damage and repairs.
